A provisional booking date may be made by writing/email/telephone and will be held for 5 working days (8 working days for our US guests) pending receipt of a written
confirmation and full deposit or payment as appropriate.  Bookings may only be made by an adult aged 21 years or over. Only the persons named on the booking form are
permitted to stay in the house.  Florida State Law prohibits subletting, sharing or assigning.  Any persons not shown on the booking form will be asked to leave by our agents.  
Before your booking can be accepted, the leading member of your party must complete and sign the booking form.  The person who signs the form shall be deemed to act as
the agent for all the persons shown on the form and that signature binds all member of the party, jointly to the booking terms and conditions.



When booking, a $350/ £200 deposit  per week is payable.  This deposit must be received with the completed booking form for the reservation to be confirmed or the booking
will be cancelled.  A verbal or written booking will be held for 5 working days pending receipt of the completed booking form and deposit.



At the time of confirmation, an account will be issued showing the balance due.  Approximately 10 weeks before your departure date a final invoice will be sent to you showing
the balance due which must be paid at least eight weeks before travelling to Florida.  Bookings made within 8 weeks of arrival are payable in full at the time of booking.  



The owners reserve the right to cancel the booking if payment is not received by the due date.



Alterations to confirmed bookings may be permitted upon client request and at the owner’s discretion. Changes need to be notified in writing.



The maximum number of occupants must not exceed 9 people for this reservation.  Persons under the age of 18 years must be accompanied by a parent/adult.



If you wish to cancel the booking at any time after it has been confirmed, cancellation must be made in writing.  The person who signed the booking form must also sign the
cancellation letter.   To compensate for the expense of processing your booking and for the risk of not being able to re-sell the weeks booked, a cancellation charge is
payable as follows:

More than
EIGHT weeks before the arrival date -   Deposit forfeited, if we cannot re-let the week.  As soon as we receive a booking (at the same price) for your relinquished
dates then I will return your deposit - I can't say fair than that!!

Between
FOUR and EIGHT weeks before the arrival date -  50% of total cost forfeited; again full or part refund if i have managed to re-let your dates - I can't say fair than that.

Less than
FOUR weeks before the arrival date - Again if I can re-let it then I will return pro-rata of the deposit depending upon what rate I have managed to get. - Can't say fair
than that.

The amount is dependent on when notice of cancellation is received – the more notice given, the less you will be charged.  It is therefore strongly
recommend that travel insurance is taken out at the time of your booking.



A refundable security (breakage) deposit of $500/£300 will be collected together with the final balance to cover any breakages, damage or excessive utility charges whilst
staying in the holiday home.  This will be returned to you within one week of departure from our home, after an inspection has been carried out by our Property Managers. In
addition you may be held responsible for any damage or loss sustained during your period of reservation in excess of this sum.



The rental commences at 4.00pm on the day of your arrival and ceases at 10.00am on the day of departure.  The property will be cleaned before your arrival and again on
your departure.  Should you wish to arrange a earlier check in or later departure time, please let me know and I will do my best to accommodate your request.  It will depend
upon whether there is any guests due out/in the same day.  Failure to vacate may render you liable to incur additional rental charges.  Our home offers FREE unlimited phone
calls and high speed internet acces.



No inventory item must be removed from the house.  This includes pillows, linen and towels.  Any breakages or damages must be reported to the Management Company
immediately.

We cannot and do not accept responsibility for any cancellation, alteration or amendment to your booking brought about by force majeure (eg war, riot, strikes, floods, terrorist
activity, closure of airports, weather conditions or other events beyond our control).  In the unlikely event of a complaint during your stay, please contact the management
company immediately.  Should any problem arise while you are there, we would appreciate being advised by you immediately and upon your return in order that we can follow
this up with the management company.  

The owner’s or owner’s agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.  We
specifically request guests to supervise children whilst using the pool.  A fence is provided for extra safety.  Orlando is a growing area and building work, whether for housing
or roads, is unavoidable.  We cannot control, and therefore cannot be held responsible for any building work in the vicinity of our home.  You can rest assured, however, that
whatever reasonable steps can be taken to minimise disruption will be taken.



Electrical Pool  AND Spa heating is optional and should be requested at the time of booking.  There is an additional charge of $185/$100 per week /$28 per night and this
must be paid for within the final balance.  In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary
according to different factors, predominantly the weather conditions at the time.  The owner or owner’s agent will not be held responsible for any electrical or mechanical
failure of pool heating equipment.



Guests are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and damage.



The prices quoted include a standard clean upon departure in order to prepare the property for the next guests.  Should be accommodation be left in a condition which
requires an in-depth clean we reserve the right to deduct any additional cleaning costs from the security deposit.  The management company’s decision in this respect is final.
The cleaning is included in your price, unless your booking is for less than 7 nights.  Those wishing to have even more luxury, we can also arrange for a daily maid at
additional cost -please enquire.
